Development works for the brand-new city called “La Perle du Lac” are now completed, a jewel of the Société de Promotion du Lac de Tunis (SPLT) born from a fruitful collaboration between the Tunisian state and the Saudi private group Al Baraka.

Development works for the brand-new city called “La Perle du Lac” are now completed, a jewel of the Société de Promotion du Lac de Tunis (SPLT), the result of fruitful collaboration between the Tunisian state and the Saudi private group Al Baraka.

The SPLT chose to auction the serviced land parcels in this subdivision to the highest bidder, with sale prices ranging between 4,000 TND and 6,000 TND.

True to its evocative name, La Perle du Lac reveals itself as a futuristic city of great beauty, a real gem of urban planning, designed with innovative concepts and a novel philosophy.

Residents and visitors of La Perle du Lac will have the privilege of fully enjoying the water resources. The promotional brochure describes opportunities for boat rides, enjoying meals in floating restaurants, and practicing environmentally friendly water sports.

This new city will cover 65 hectares, representing a quarter of the land that the SPLT plans to divide by 2030 in the northwest and southwest zones of the shores of North Tunis Lake.

It will be divided into 120 lots, each structured to promote harmony and efficiency. According to its designers, this is a major innovation in urban planning.

The new subdivision “La Perle du Lac” includes collective and semi-collective buildings ranging from R+3 to R+8. They are arranged in successive tiers in the shape of steps to guarantee a lake view from all rows of buildings.

To ensure spatial harmony, the neighborhoods of La Perle du Lac are organized around specific themes, including a financial district, residential neighborhoods, administrative zones, commercial streets, and leisure and entertainment spaces.

La Perle du Lac also features abundant and original green spaces, as well as a double lakeside promenade: an upper promenade for strolling and a lower promenade for sports activities. In addition, a nearly 5 km loop cycling path is planned, as well as water activities such as rowing and pedal boats. A notable feature is the majestic central pier that extends gracefully into the water.

High-end financial and administrative districts are under development. Several financial institutions such as banks, insurance companies, and leasing firms have acquired lots of varying sizes. They have thus joined the financial district reserved by the SPLT within its new subdivision.

The construction of a luxury hotel and a large shopping center is also planned.

Due to its proximity to the city center, as well as its high-quality collective facilities—especially the pier, promenade, and cycling paths—La Perle du Lac has all the assets to attract Tunisians, whether they live in the capital or in other regions.

Some developers have already begun construction of their projects. The sale price of housing per square meter is estimated at around 6,000 TND excluding VAT.

According to studies, the private sector is expected to be able to build between 300 and 500 housing units per year starting in 2025.
